Since 2017 the number of real estate transferring between ownerships has greatly increased. As well as the amount of rentals purchased every year as they are more than double the blue (the homeowners).

68508 is the smallest zip code we have studied. It only has 880 single-family homes left as many have been torn down to build apartments or parking garages & commercial buildings. This zip code is most concerning as it is in the price range for first time homebuyers but is extremely targeted by investors.

29.4% Homeowner: Counting only single-family homes.

68.3% Rental: This number is only including single family houses. No duplex’s, apartment buildings, or commercial properties.

2.3% Regained: This number represents the amount of rental houses that come up for sale and regain the Homeowner status.

Investigating who the rental owners are, we broke the numbers down.

26.5% Individual Sole Proprietor: These are people who own anywhere from a few properties to 10+ properties in their full legal name.

64.7% Entities: These are LLCs (Limited Liability Companies), Incorporated Businesses, and city/county housing authority properties.

8.8% Trusts: Only those who own multiple properties, or have different mailing addresses are counted. Individuals who have put their own house in a trust are not counted.

Researching the mailing addresses of the rental properties here’s what we found.

34.4% Domestic Entities:  Nebraska based businesses and corporations that are local ownership.

51.5%  Domestic Individual (sole proprietor investors):  This percentage of rentals are owned in individuals names that are locally based in Nebraska. (Although sole proprietor sounds like mom and pop landlords this is not always the case some sole proprietor investors own 30+ properties).

5.1% Clearly out-of-state individuals & entities This a small portion of the zip code, as this 5.1% is combined individuals and businesses. We identified them as out-of-state because, their mailing addresses are not within the state of Nebraska.  

9.0% Grey/Non-TransparentOnly applies to entities as individual sole proprietors are easily identifiable as of where they are from. The reason some entities get listed as ‘grey’ is, there status is outdated, or their mailing addresses are that of lawyers, or they have three different mailing addresses on file.
